By accessing our Site, booking an appointment, requesting an estimate, or receiving Services from us or our network of licensed service providers, you ("Client," "Customer," or "You") agree to be bound by these Terms. If you do not agree to all terms and conditions set forth herein, you must immediately discontinue use of the Site and decline our Services.
1. Scope of Services & Independent Provider Network
Best Home Pest Control provides professional structural pest control, termite mitigation, bed bug remediation, and humane wildlife exclusion services.

Service Coordination: In select jurisdictions across the United States, Best Home Pest Control operates through a coordinated network of independently certified, licensed, bonded, and insured exterminators and wildlife control operators.

Applicability of Local Law: All chemical applications and wildlife removals are performed strictly in compliance with applicable federal regulations (including the Federal Insecticide, Fungicide, and Rodenticide Act - FIFRA) as well as state and municipal structural pest control board guidelines.
2. Property Access and Customer Responsibilities
To ensure the safety, efficacy, and legality of our Services, the Customer agrees to the following conditions:

Safe Site Access: You must grant our technicians free and clear access to all treatment areas, including interiors, attics, basements, crawlspaces, perimeter foundation boundaries, outbuildings, and rooflines as necessary during scheduled service windows.

Pre-Treatment Preparation: Customers agree to follow all pre-service instructions provided prior to specialized treatments (such as thermal bed bug remediations, flea mistings, or whole-structure perimeter dusting). This includes, but is not limited to: removing pets, unbagging/bagging designated clothing, securing open food items, and relocating heat-sensitive articles. Failure to complete mandatory prep protocols may result in service postponement and a rescheduling fee.

Disclosure of Existing Conditions: Customers must disclose known structural defects, hidden electrical wiring outside of conduits, plumbing leaks, past chemical applications, or occupant sensitivities (including severe respiratory conditions, pregnancies, or specific medical requirements) prior to treatment commencement.
3. Payment Terms, Billing, and Price Estimates

Estimates and Quotes: Preliminary phone estimates are calculated based on property size, architectural descriptions, and reported pest severity. Formal, binding quotes are determined on-site after a physical diagnostic inspection by our technician.

Payment Due Upon Service: Unless prior written commercial invoicing terms have been established, payment in full is required immediately upon completion of the service visit. We accept major credit cards, verified debit payments, and authorized electronic funds.

Late Charges: Outstanding commercial balances past thirty (30) days from invoice date accrue interest at the rate of 1.5% per month (or the maximum allowed by governing state law). Customer is responsible for all third-party collection fees, reasonable legal fees, and court costs incurred to recover unpaid balances.
4. 100% Satisfaction Guarantee and Re-Treatment Policy

Warranty Scope: Our 100% Satisfaction Guarantee applies exclusively to comprehensive service agreements and recurring preventative maintenance programs where the customer has completed all recommended structural mechanical exclusion measures.

Re-Treatment Protocol: If covered pests reappear inside the treated living zones between scheduled visits, the Customer must notify us within the active warranty window. Best Home Pest Control will dispatch a technician to re-inspect and re-treat the targeted perimeter or interior at no additional charge.

Warranty Limitations: The guarantee does not cover re-infestations resulting from customer negligence, failure to maintain sanitary conditions, unaddressed structural moisture or plumbing leaks, subsequent unsealed renovations, or refusal to implement recommended physical exclusion repairs.
5. Humane Wildlife Relocation & Exclusion Policy

Regulatory Compliance: Wildlife trapping (raccoons, squirrels, bats, skunks, birds) strictly conforms to state Department of Natural Resources (DNR) or Fish & Wildlife conservation statutes.

Trap Tampering: State regulations mandate that live-catch traps must not be moved, altered, covered, or released by unauthorized individuals. Customers agree not to tamper with, open, or relocate any live traps or one-way exclusion valves placed on their premises.

Structural Exclusion Warranty: Wildlife exclusion warranties (covering roof valleys, chimney caps, and gable vents) are valid only if the Customer approves and our technicians execute all identified hardware installation points.
6. Health and Safety Disclaimers

Product Safety: Best Home Pest Control uses EPA-registered, low-toxicity, and botanical-derived materials following Integrated Pest Management (IPM) protocols.

Re-Entry Intervals: Occupants (including humans, dogs, cats, and birds) must remain off treated interior surfaces until liquids are completely dry (typically 30–60 minutes) or adhere to designated thermal cool-down windows. The Company disclaims liability for adverse reactions occurring from premature re-entry contrary to technician instructions.
7. Cancellations, Rescheduling, and Missed Appointments

Standard Notice: We request at least twenty-four (24) hours' advance notice to cancel or reschedule a scheduled service appointment.

Late Cancellation / Lockout Fee: If our technicians arrive at the designated property during the agreed-upon window and are unable to access the property, or if an appointment is canceled with less than two (2) hours' notice, a standard trip/lockout fee of $75.00 may be assessed to offset dispatch fuel and labor costs.
8. Limitation of Liability
To the maximum extent permitted by applicable law:

Indirect Damages: In no event shall Best Home Pest Control, its affiliates, directors, contractors, or employees be liable for indirect, incidental, punitive, or consequential damages—including lost profits, temporary lodging costs, emotional distress, or structural repair costs caused by pre-existing pest damage.

Pre-Existing Damage: The Company is not responsible for repairing pre-existing structural damage, wood-rot, chewed wiring, insulation bio-contamination, or moisture damage discovered during inspection or treatment.

Aggregate Liability Cap: In all circumstances, the Company’s total aggregate financial liability arising out of any service failure, breach of contract, or negligence shall not exceed the total amount actually paid by the Customer for the specific service visit giving rise to the claim.

These Terms and any contractual disputes arising from Services rendered shall be governed by and construed in accordance with the laws of the State where the specific service was performed, without regard to conflict of law principles. Any legal claim, dispute, or proceeding arising under this Agreement shall be brought exclusively in the municipal or district court having jurisdiction over the property location.
11. Amendments to Terms
We reserve the right to update, revise, or modify these Terms and Conditions at our sole discretion. Any changes become effective immediately upon posting to this URL. Your continued engagement of our Services or continued access to the Site after changes are published constitutes complete acceptance of the revised Terms.
